Approval and handover to the first owners is planned for Q3 / 2027 (i.e. July – September 2027). We update the schedule continuously in the restoration diary.

Yes. We sign the reservation contract for 30 days with a CZK 100,000 reservation fee, which is credited toward the purchase price. During these 30 days you sort out financing and we sign the future-contract agreement.

Payments are divided into five stages according to the construction schedule: reservation (1%), after signing the future-contract agreement (10%), after the rough construction is completed (30%), after the interiors are completed (30%) and upon handover (29%).

All payments go through notarial or attorney escrow.

Yes, we have a framework agreement with Česká spořitelna, but of course we will help you with any other bank. We recommend starting talks with a bank right after signing the reservation contract.

The price includes a complete "turn-key" standard apartment: kitchen unit including Miele/Liebherr appliances, oak floors, lime plasters, restored stuccos, wooden windows, brass hardware, Duravit sanitary ware, Hansgrohe taps, underfloor heating, controlled ventilation with heat recovery, Loxone smart home, cellar and one garage parking space.

Outside the price are only the movable parts of the interior (furniture and textiles).

In apartments where floor construction has not yet taken place, partition layout can be modified (after consultation with the structural engineer and heritage authorities). The standard of bathrooms, kitchens and doors can be individualised via client changes — we have a prepared list of alternatives and their price impacts.

The total garden area is 1,320 m². It will be divided into a common seating area with a fire pit, a children's corner, raised herb beds and a relaxation zone. Ground-floor apartments (nos. 1 and 2) have their own terrace with direct garden access; other residents use the garden together.

Yes, the project is primarily conceived for family living. Nearby you'll find a kindergarten and primary school within 5 minutes' walk, and a children's playground in the park 10 minutes' walk away. The garden will have its own children's corner.

Yes. Each apartment has one garage parking space included in the price. A second space can be purchased for CZK 480,000 (4 additional spaces available).

Preliminary estimate of monthly overheads (common areas, garden upkeep, repair fund, insurance): CZK 3,500 – 5,500 depending on the size of the apartment. Energy (heating, electricity) is invoiced separately by the provider; thanks to the heat pump and high insulation level, costs are expected to be very low.

After phone or email arrangement we will guide you personally. We hold meetings Mon–Fri 9:00 AM – 5:00 PM and Saturday 10:00 AM – 2:00 PM. Safety footwear is required on site (we lend it).

If you cannot come in person, we can do an online tour via mobile call or Google Meet.

The reservation contract can be withdrawn from in the first 14 days without penalty — we return the reservation fee. After signing the future-contract agreement the commitment is mutual and its withdrawal terms are defined by the contract (standard legal arrangement for real estate).
