Vila Marie — a restoration in seven steps
From a late-19th-century apartment house, an intimate residence of six unique apartments is born. We work sensitively with what the house has preserved — and add only the best of the present.
Living that will not grow old
Vila Marie is not a developer project in the usual sense. We are not building the maximum cubic capacity from the plot – we are restoring a house that has stood here for over 130 years, and we want it to stand for another 130.
Each apartment has a different layout, a different view, different period details. Instead of repeated standards we seek the right material for the specific space. Custom wooden windows, lime plasters, solid floors, restored stuccos.
Our goal is for apartment owners not to say "it's time to redo it all" in twenty years, but to feel they live in a house that is exceptional — and only matures with time.
130 years, three families, one villa
of Vila Marie
Villa built
The villa was built by local industrialist Karel Hořínek as a wedding gift for his wife Marie. A Classicist two-storey building with a mansard roof.
Nationalisation
After nationalisation, the villa was divided into cooperative apartments. Part of the stucco decoration was painted over, parquets were covered with linoleum.
Restitution
The villa was returned to the descendants of the Hořínek family. Partial maintenance work, but without full restoration.
Office use
The space was rented to several smaller companies. Some alterations were unfortunately insensitive to the character of the house.
Rescue
Our company bought the villa. We are beginning preparation of the restoration project in cooperation with the National Heritage Institute.
Opening
Planned handover of apartments to first owners. The villa opens its next chapter — for six families.
Three rules we follow
Original before copy
Whatever is preserved — we restore. Stuccos, doors, parquet, hardware. We only use replicas and new elements where the original is missing or beyond saving.
Materials that age beautifully
Solid oak, lime plasters, stone, brass, natural linoleum. No laminated surfaces, no synthetic coatings — materials that gain with time, not lose.
21st century technology
Heat pumps, controlled ventilation with heat recovery, underfloor heating, smart home. Energy rating A, but hidden so the house remains a house, not a tech showcase.
Project preparation
Property acquisition, surveying, structural assessment, project documentation, heritage approval.
Clearance and remediation
Careful clearance, removal of non-original partitions, basement damp remediation, restoration survey.
Restoration work
Restoration of stuccos, parquet, period doors, windows and hardware. Work is led by Pavel Krejčí's atelier.
Rough construction and utilities
New layouts, electrical wiring, water, sewage, heating, ventilation. New roof.
Interiors
Floors, plasters, kitchens, bathrooms, tiling, final coatings. Installation of period replicas.
Facade and garden
Facade restoration, new garden designed by landscape architect Tereza Hrubá.
Approval and handover
Final inspections, approval, handover of apartments to first owners. Opening of the garden.
